Guests decide whether to click on your listing in about the time it takes to scroll past it. Before they read your description, check your amenities or look at your reviews, they see your photos. So the real question isn't whether photos matter. It's how much better photos are worth in actual dollars.
Airbnb has studied this directly, more than once. Here's what the data shows.
Airbnb's own numbers: 21% more earnings
Airbnb runs its own professional photography program, and it publishes the results. Comparing more than 14,700 listings with pro photos against more than 62,300 listings without them over a year (2024 to 2025), Airbnb found that hosts with professional photos:
Hosts with professional photos compared with similar listings in their area, per Airbnb's Pro Photo Program data. Airbnb notes results aren't guaranteed for any individual listing.
Airbnb also reports that 85% of hosts in its program earned back the cost of the photoshoot in a single night of bookings.
The 2016 study: higher nightly rates, too
This isn't a new finding. An earlier Airbnb study of more than 100,000 listings found that professionally photographed listings earned 28% more bookings, could charge a 26% higher nightly rate, and increased overall earnings by 40%.
The exact percentages have shifted as the platform has changed, but the direction hasn't: better photos win more bookings at better prices.
What that looks like for a Colorado rental
Let's run the math on a typical mountain-town or Front Range rental. These are example numbers, not a promise:
- A rental earning $45,000 a year that gained the 21% average lift would earn about $9,450 more.
- Our most booked Airbnb package is $219 for 20 HDR photos, free drone and a floor plan.
- At a nightly rate of $200, that's paid back in about one night, which lines up with Airbnb's own finding.
Even if your rental saw half the average improvement, the photos would pay for themselves many times over in the first year.
Why professional photos perform better
They show the space the way it feels
Phone photos struggle with bright windows and dark corners at the same time. Professional HDR photos blend several exposures, so the room is bright, the view out the window is visible, and the colors look natural.
They show more of the property
A recent analysis of 359,722 active US listings by IntelliHost and Key Data found that listings with 100 or more photos averaged about $293 in daily revenue per available night, compared with about $99 for listings with only 6 to 10 photos. The authors are clear that this is a correlation, not proof that photos alone cause the difference. Still, a complete, well-shot gallery answers guests' questions before they ask them.
They set expectations correctly
Accurate, honest photos lead to guests who know what they're getting. That means fewer surprises at check-in and better reviews, which feed back into your search ranking.
The bottom line
Professional photography is one of the few listing upgrades with published, platform-level data behind it. For most hosts, it pays for itself within the first booking and keeps working every night after that.
